Holding a rate with a pre-approval: a guide for Olds-area buyers before rate day

Updated · Published . Figures checked against the sources below on October 26, 2026.

Graphic titled Rates are climbing. A pre-approval can hold yours. Holds a rate while you shop: often 60 to 130 days, depending on the lender. Shows your real budget: qualify at the higher of 5.25% or your rate plus 2%. Not a final approval: keep your job, credit and debts steady until closing. Call John Antle at 403-879-2065 or text 250-212-8512. Fixed-rate trend as of Oct 26, 2026; Bank of Canada decision Wednesday, Oct 28, 2026; rate holds vary by lender.

Rate day is Wednesday, October 28, 2026. The Bank of Canada announces its next decision at 9:45 a.m. Eastern, which is 7:45 a.m. here in Alberta.[7] This article doesn’t guess the result; it explains what a pre-approval can and can’t do while you wait.

If you’re planning to buy around Olds this fall or winter, a pre-approval does two jobs. It shows you roughly what you may qualify for, and it can hold an interest rate while you shop. The Financial Consumer Agency of Canada (FCAC) says lenders may lock in a rate for 60 to 130 days, depending on the lender.[1]

Why now? Fixed rates have been moving up. In the 30 days to October 26, 2026, one rate tracker counted 22 lenders whose published 5-year fixed rate finished higher and none that finished lower.[6] On October 14, The Globe and Mail reported that advertised insured 5-year fixed rates at the low end of the market had climbed about 0.4 percentage points in a month, mostly following bond yields rather than the Bank of Canada.[5] Rates can move either way from here, and nobody knows Wednesday’s outcome ahead of time.

How a rate hold works

  • Length varies by lender. Holds of about 90 to 120 days are common at larger lenders. RBC says pre-approvals typically last 90 to 120 days, and CIBC’s certificate holds a fixed rate for up to 120 days.[3][4] Some lenders offer shorter or longer holds.
  • The clock starts on the lender’s date. That might be your application date or the date on your certificate.[3][4] For example, a 90-day hold that starts October 26, 2026 would end around January 24, 2027, and a 120-day hold around February 23, 2027. Your paperwork sets the real dates.
  • Your mortgage usually has to close inside the window. RBC, for one, says its hold ends if the mortgage isn’t funded within the 120 days.[3]
  • Ask what happens if rates drop. FCAC suggests asking whether you’d automatically get a lower rate, and whether the pre-approval can be extended.[1]

What a pre-approval isn’t

It isn’t a final approval, and it doesn’t lock in a rate no matter what. FCAC is clear that a lender can still turn down an application after a pre-approval, and that the property has to meet the lender’s standards.[1] The pre-approved amount is a ceiling, not a target. You still have to pass the stress test: as of October 26, 2026, banks qualify you at the higher of 5.25% or your contract rate plus 2%.[2]

Until you get the keys, keep your job, credit and debts steady. CIBC notes that even a new car loan between pre-approval and final approval can change what you can borrow.[4]

Why timing matters more on an acreage

Buying a few acres outside Sundre, Carstairs or Didsbury usually means more conditions than a house in town: a well water test, a septic inspection, and an appraiser who knows rural property. RBC notes that rural properties may need longer appraisals.[3] Add a long possession date and a 90-day hold can get tight.

Before you write an offer, compare your hold’s end date with the possession date. Not every lender finances every rural property, either; land size, outbuildings and the home itself all matter, so tell me early what you’re after. Our acreage mortgage guide for Mountain View County covers what lenders check.

Buying in Olds, Didsbury or Innisfail

In town the steps are simpler, but the hold still matters. Buying your first place? Our first-time home buyer guide for Olds covers down payment, mortgage insurance and the stress test. Selling in Didsbury to buy in Olds? Make sure the hold covers both timelines.

Farm, seasonal and self-employed income

Lenders verify income before they pre-approve you. If you’re self-employed, expect to provide your Notices of Assessment for the past two years.[1] If farm or seasonal work fills your weeks, gather your documents before you start viewing homes.

Renewing instead of buying?

A pre-approval is for a purchase, but the same idea applies at renewal: many lenders let you hold a rate ahead of your maturity date if you move your mortgage. Our mortgage renewal guide for Olds covers when to start and what a switch involves.

A simple plan for this week

  1. Book a call with John, by phone or video.
  2. Gather ID, recent pay stubs or a job letter, Notices of Assessment if you’re self-employed, down payment statements and a list of your debts.[1]
  3. Ask how long the hold lasts, when it starts, whether it covers fixed or variable, what happens if rates fall, and whether it can be extended.
  4. Keep your finances steady until closing.

Quick answers

Will Wednesday’s Bank of Canada decision change a rate I’m holding?

A hold covers the rate your lender committed to, on its terms, for the hold period. Fixed rates mostly follow bond yields,[5] while variable rates are tied to lenders’ prime rates, which generally move with the Bank of Canada’s rate. Ask your lender how its hold treats each type; CIBC’s, for example, applies to fixed rates only.[4]

How long does a pre-approval rate hold last?

It depends on the lender. FCAC gives a range of 60 to 130 days,[1] and 90 to 120 days is common at larger lenders.[3][4]

Does a pre-approval mean I’m approved?

No. Final approval depends on the lender reviewing your full file and the property, and a lender can still decline after a pre-approval.[1]

Will a pre-approval affect my credit?

Lenders usually run a credit check.[1] RBC says a pre-approval check is typically a hard inquiry, which may have a small temporary effect on your score.[3] Ask about timing before you apply.

Can I get pre-approved for an acreage?

Often, yes, but the final decision depends on the property itself, so share the details early. See the acreage guide.
