Alberta mortgage options by situation

Plain answers for common situations. John Antle works with clients in Olds and across Alberta by phone or video.

First-time home buyer mortgages in Alberta

Most first-time buyers in Olds and across Alberta start with a pre-approval, which shows what you may qualify for before you shop. John explains the down payment rules, the stress test and your closing costs, plus programs such as the FHSA and the RRSP Home Buyers’ Plan. Alberta has no land transfer tax, but you will still pay legal and Land Titles fees.

Lender approval required. Any fees are disclosed in writing in advance.

Refinancing your home in Alberta

A refinance replaces your current mortgage, usually to access home equity for renovations or debt consolidation, or to change your rate type or term. Most lenders cap a standard refinance at 80% of your home’s value. John compares lenders for homeowners in Olds and across Alberta and shows the full cost, including any prepayment penalty, before you decide.

Lender approval required. Any fees are disclosed in writing in advance.

Hard-to-prove income: low-documentation and stated-income options

If your income is hard to prove on paper, for example self-employed, commission or rental income, some alternative lenders offer low-documentation or stated-income programs, and some private lenders lend mainly on your home equity. These options usually need a larger down payment or more equity, and they cost more than a bank mortgage. John can review your situation in Olds or anywhere in Alberta and explain which lenders may fit.

Lender approval required. Costs are higher than a standard mortgage, and any fees are disclosed in writing in advance.

Reverse mortgages for homeowners 55+ in Alberta

A reverse mortgage lets homeowners aged 55 or older borrow against their home equity without regular mortgage payments; the loan is usually repaid when the home is sold or the owners move out. Rates are generally higher than a regular mortgage and the balance grows over time, so it suits some people and not others. John can explain the options and costs for homeowners in Olds and across Alberta, and compare them with a refinance or a home equity line of credit.

Lender approval required. Costs are higher than a standard mortgage, and any fees are disclosed in writing in advance.

Alternative (B lender) mortgages in Alberta

Alternative (B) lenders may consider borrowers who don’t fit a bank’s standard rules, such as recent self-employment, bruised credit or high debt ratios. Rates and fees are usually higher than a bank’s, and terms are often one to three years, with a plan to move back to a standard lender later. John works with 60+ A and alternative lenders and compares options for clients in Olds and across Alberta.

Lender approval required. Costs are higher than a standard mortgage, and any fees are disclosed in writing in advance.

Private mortgages in Olds and Alberta

Private mortgages come from private lenders who focus mainly on the property and your equity, so they can sometimes help when a bank or B lender can’t. They cost more, with higher rates and fees, and are usually short-term (often one or two years), so you need a clear exit plan. John works with 200+ private lenders who consider homes and acreages in Olds, Mountain View County and the rest of Alberta.

Lender approval required. Costs are higher than a standard mortgage, and any fees are disclosed in writing in advance.

Bad credit mortgages in Alberta

There are often still options with bad credit, usually through alternative (B) or private lenders at higher rates and fees. The aim is a plan: a mortgage that works now, steps to rebuild your credit, and a route back to a lower-cost lender at renewal. John can review your situation privately and explain the options in Olds and across Alberta.

Lender approval required. Costs are higher than a standard mortgage, and any fees are disclosed in writing in advance.

Mortgages after bankruptcy or a consumer proposal

You may be able to get a mortgage while you are in a consumer proposal, or soon after a bankruptcy discharge or a completed proposal, usually through alternative or private lenders at higher cost. Lenders look at your equity or down payment, your income, how you have handled credit since, and your discharge or completion date. John can explain what lenders in Alberta typically look for and help you plan a route back to standard rates, whether you are in Olds or elsewhere in the province.

Lender approval required. Costs are higher than a standard mortgage, and any fees are disclosed in writing in advance.

Why use a mortgage brokerage instead of a single bank?

Access to 60+ A and alternative lenders and 200+ private lenders

A bank can only offer its own products. Working through a licensed mortgage brokerage, I can compare options across lender types and explain the trade-offs:

A lenders are mainstream lenders with standard qualifying rules. Alternative (Alt-A/B) lenders may consider situations that don’t fit those rules, such as some self-employed income or past credit issues, usually at a higher cost. Private lenders are generally short-term options with higher rates and fees. Every lender makes its own approval decision.

Rural know-how

Acreage and rural lending has its own rules. Knowing early which lenders handle wells, septic, outbuildings and larger parcels saves time.

Usually no cost to you

For most residential mortgages the lender pays the brokerage. If a fee ever applies to your file, you will see it in writing before you commit.

Plain-language advice

Clear explanations of rates, terms, penalties and prepayment privileges, so the decision is yours and well informed.

John is a pro, and in our case a miracle-worker. We felt that he was working for us as "friends and family", even though we had just met him.

He was able to work quickly to get us a very good mortgage under pressure and less-than-ideal circumstances. As first-time home-buyers, he spent a lot of additional time educating us and providing us with thorough information and good counsel about financing, and also about the home-buying process in general. He's personable, warm, professional, and has an excellent community reputation.

Working with John was a pleasure. He took what can be a stressful situation and put together a great mortgage package. As a self-employed person we had some concerns. I can't imagine John ever saying 'that's not possible'. He found solutions, knows his lenders very well and we were able to buy our home in tricky lending market conditions. I highly recommend John to make a mortgage happen for you.

Olds mortgage FAQs

Does it cost anything to work with a mortgage broker in Olds?

Usually not: for most standard residential mortgages, the lender pays the brokerage, so there is no fee to you. Some files, such as certain private or alternative lending, can involve fees. If yours does, you will get them in writing before you decide anything.

Can you get a mortgage on an acreage in Mountain View County?

Often, yes: many lenders will finance an acreage in Mountain View County, but they look at it differently from a home in town. The land size, the home itself, year-round road access, the water source (well or cistern), septic, and any outbuildings all affect which lenders will consider the property and how much they will lend. Some acreage purchases need a larger down payment. Tell me about the property early and I can point you to lenders whose rules fit it.

What do lenders check on a rural property?

Lenders mainly check the water supply, septic, heat source, zoning and outbuildings. Expect questions about the well and water quality, the septic system, the heat source, the zoning and land use, outbuildings and how they are used, and whether any farming or business happens on the land. An appraiser familiar with rural property usually values it, and that can take longer than an in-town appraisal, so build extra time into your conditions.

Can a mortgage broker guarantee my approval or my rate?

No, a mortgage broker cannot guarantee approval or a rate, because the lender makes the final decision and rates and lender policies change often. What a broker can do is review your situation, explain your options across several lenders, and help you put together a complete, accurate application.

How does the mortgage stress test work?

To qualify, you generally need to show you could afford payments at a qualifying rate that is higher than your actual rate. As of October 2026, that rate is the greater of your contract rate plus 2% or 5.25% (set by OSFI for uninsured mortgages, and also used for insured mortgages). Rules can change, so we confirm the current test when you apply.

Is there a land transfer tax in Alberta?

No. Alberta has no land transfer tax. Buyers still pay Land Titles registration fees for the transfer and the mortgage, plus legal fees, adjustments and usually a home inspection. Your lawyer will confirm the exact closing costs.

What is an alternative or private mortgage?

It is a mortgage from a lender outside the big banks’ standard rules, usually at a higher rate and with fees. Alternative (B) lenders and private lenders may consider borrowers who don’t meet a bank’s standard rules, for example because of credit issues, hard-to-prove income or an unusual property. Private mortgages are typically short-term, often one or two years. Each lender makes its own decision, and I’ll show you the full cost in writing before you commit.

Can I get a private mortgage in Olds or rural Alberta?

Often, yes: many private lenders consider homes and acreages in Olds and rural Alberta. I work with 200+ private lenders and 60+ A and alternative lenders, covering Olds, Mountain View County and the rest of Alberta. Approval, rate and terms depend on your equity, the property and your plan to repay or refinance.

I'm self-employed. Can I still qualify for a mortgage?

Yes, many self-employed borrowers qualify for a mortgage. Lenders typically ask for recent Notices of Assessment, T1 returns, and proof of business ownership such as financial statements or articles of incorporation. Lenders differ in how they treat business income, which is where comparing options helps.

When should I start looking at my mortgage renewal?

Start a few months before your maturity date, before you sign the renewal letter from your current lender. Renewal is a natural time to compare terms, prepayment privileges and penalties, or to restructure if your goals have changed.

Do you help buyers in Didsbury, Sundre, Innisfail and Carstairs?

Yes. I work remotely with clients in Olds and the surrounding communities, including Didsbury, Sundre, Innisfail, Carstairs and rural Mountain View County, and with clients all over Alberta, including Calgary, Edmonton, Red Deer and Lethbridge.

Do we need to meet in person?

No. I work with all clients remotely by phone or video call. You can call, text or email to set up a time and start your application. You will still sign your final mortgage documents with your lawyer, who will explain how they handle signing.

Can I get a mortgage with no proof of income in Alberta?

Not with no income information at all, because every lender needs to see that you can carry the payments. If your income is hard to prove, for example self-employed, commission or rental income, low-documentation, stated-income or equity-based private options may be available in Olds and across Alberta, usually with a larger down payment and at a higher cost. Lender approval is required, and any fees are disclosed in writing in advance.

How can I check that a mortgage professional is licensed in Alberta?

Look them up on RECA’s free public ProCheck tool. Mortgage brokerages and individuals in Alberta are licensed by the Real Estate Council of Alberta (RECA).

Check a licence on RECA ProCheck. Stress-test rule source: OSFI (checked October 2026).
