Alberta has no land transfer tax. Land Titles charges $50 plus $5 for each $5,000 (or part of $5,000) of the property value for the transfer, and of the mortgage amount for the mortgage, under the Land Titles fee schedule effective October 1, 2026. Your lawyer confirms the actual fees, and legal fees and other closing costs are extra.
Estimate only, for general information. This calculator is not a mortgage approval, a pre-approval or a rate offer, and it doesn’t quote any rate. Actual rates, insurance premiums and payments depend on lender approval, your credit, income and property, and the lender’s terms. Approval is not guaranteed.
It assumes a fixed rate for the whole amortization, compounded semi-annually as Canadian fixed-rate mortgages usually are, and it leaves out property tax, home insurance and condo fees. Default insurance estimates use CMHC’s published homeowner premiums (CMHC premium information, checked October 28, 2026). Premiums and rules can change, Sagen and Canada Guaranty set their own premiums, and the lender confirms the actual premium.

How the estimate works
- Semi-annual compounding. Canadian fixed-rate mortgages are compounded twice a year, so a 5% rate works out to a little less than 5% ÷ 12 each month. The calculator uses that rule for every payment frequency.
- Payment frequency. Bi-weekly and weekly payments spread the same yearly cost over 26 or 52 payments. Accelerated bi-weekly is half the monthly payment every two weeks, which pays the mortgage off sooner.
- Minimum down payment. As of October 28, 2026, it’s 5% of the first $500,000 and 10% of the part from $500,000 up to $1.5 million. At $1.5 million or more it’s 20%, and default insurance isn’t available (CMHC).
- Default insurance. Under 20% down, the calculator adds CMHC’s homeowner premium to the mortgage: 2.80% (80.01–85% loan-to-value), 3.10% (85.01–90%) or 4.00% (90.01–95%), plus 0.20% for an amortization over 25 years (CMHC premium information, checked October 28, 2026). Premiums may change.
- 30-year amortization. With less than 20% down, 30 years is only available to first-time buyers or for a newly built home. With 20% or more down, lenders may offer 30 years.
- Land Titles fees. Alberta has no land transfer tax. The calculator shows the Land Titles fees for the transfer and the mortgage ($50 plus $5 per $5,000 or part of $5,000), from the fee schedule effective October 1, 2026.
Mortgage payment calculator FAQs
How is a mortgage payment calculated in Canada?
Canadian fixed-rate mortgages are compounded semi-annually, not monthly. The calculator converts the yearly rate you enter to a rate per payment using that rule, then spreads the mortgage over your amortization. Your lender’s figure may differ slightly because of rounding and its own terms.
What is accelerated bi-weekly?
You pay half of the monthly payment every two weeks. That makes 26 half-payments, or the equivalent of 13 monthly payments a year, so the mortgage is paid off sooner and you pay less interest than with regular bi-weekly payments.
Why does the calculator add CMHC insurance?
With less than 20% down, lenders need mortgage default insurance. As of October 28, 2026, CMHC’s homeowner premiums are 2.80% to 4.00% of the loan, plus 0.20% for an amortization over 25 years, and the premium is usually added to the mortgage. Premiums can change, and the lender confirms the actual premium.
Does a home in Olds need a bigger down payment than in Calgary?
No. The minimum down payment rules are national: 5% of the first $500,000 and 10% of the part from $500,000 up to $1.5 million, and 20% at $1.5 million or more. An acreage or rural property may have extra lender requirements, so ask before you make an offer.
