These are our posted rates. Lenders occasionally run unposted rate sales that aren't advertised, so reach out for the most current rates.
Rates are set by lenders and may change at any time without notice. Please contact me to confirm current rates and availability before making any decisions.
Rates are subject to change without notice. Posted rates are for qualified borrowers, on approved credit (OAC), and are not a guarantee of approval or of any rate. Your rate depends on your situation, the property and the lender. Posted rates are not annual percentage rates (APRs); the APR may be higher if fees or other costs apply. Every mortgage is subject to lender approval.
Rates for homes and acreages in Olds and Mountain View County
Posted rates aren’t set town by town. What changes from one file to the next is how a lender looks at you and the property. A house in Olds on town water and sewer is usually a simpler file than an acreage with a well and septic outside Sundre or Didsbury, and some lenders limit or price rural properties differently.
- Buying your first home? The first-time home buyer guide for Olds covers the down payment, the stress test and closing costs, step by step.
- Looking at an acreage? See acreage mortgages in Mountain View County for how lenders treat land size, wells, septic, access and outbuildings.
- Coming up for renewal? It’s a natural time to compare. Read mortgage renewal in Olds and central Alberta.
What affects the rate you’re offered
- Your down payment or equity, and whether the mortgage is insured (under 20% down) or uninsured.
- The property: owner-occupied or rental, condo, acreage or new build.
- Your income and credit, including how your income is documented if you’re self-employed or farm.
- The purpose: a purchase, a switch at renewal or a refinance.
- The term, rate type and features you choose, such as prepayment privileges and how penalties are calculated.
Compare more than the rate: the term, prepayment options, penalties and portability all matter over the life of a mortgage.
Posted rate FAQs
What’s the difference between a fixed and a variable rate?
A fixed rate stays the same for the whole term, so your payment doesn’t change. A variable rate moves with the lender’s prime rate, which usually follows Bank of Canada decisions. Depending on the lender, a change in prime can change your payment or how much of it goes to principal. Variable mortgages often have smaller prepayment penalties than fixed ones.
Why might my rate be different from the posted rate?
Posted rates are a starting point. The rate a lender offers you depends on your situation, the property and the lender. Lenders also occasionally run unposted rate sales that aren’t advertised, so reach out for the most current rates.
Is a posted rate the same as an APR?
No. Posted rates are not annual percentage rates (APRs). The APR may be higher if fees or other costs apply. If a fee applies to your file, it is disclosed in writing in advance.
Do acreages near Olds get the same rates as homes in town?
Not always. Lenders look at land size, the water source, septic, access and outbuildings, and some lenders limit or price rural properties differently. It helps to describe the property early so it can be matched with lenders whose rules fit. See acreage mortgages in Mountain View County.
Can I hold a rate while I shop for a home?
Often, yes. Many lenders hold a rate with a pre-approval for a set period, commonly 60 to 130 days depending on the lender. A rate hold isn’t a final approval. Read how a pre-approval rate hold works.
Are these rates guaranteed?
No. Rates are subject to change without notice and are for qualified borrowers, on approved credit (OAC). Every mortgage is subject to lender approval, and your rate is only set once a lender confirms it in writing.
How often is this page updated?
The posted rates are checked against Pineapple’s posted rates page (gopineapple.ca/rates) every day, and this page is updated when they change. The date above the table shows when the posted rates shown here were last updated.
