Mortgage Help in Carstairs, Alberta
Carstairs is on Highway 2A at the south end of Mountain View County, between Didsbury and Crossfield and within commuting distance of Calgary. It’s been growing fast: Statistics Canada counted 4,898 people in 2021, up 20.1% from 4,077 in 2016. With that growth came new homes, and new builds come with their own mortgage questions. I can help by phone or video.
I’m John Antle, Sub Mortgage Broker | Team Lead with Pineapple National Inc., a mortgage brokerage licensed by the Real Estate Council of Alberta (RECA). I live in Olds and work with clients in Carstairs entirely by phone and video.

Buying a new build in Carstairs
When you buy from a builder, you usually pay deposits from your own funds during construction, and the mortgage funds on possession day once the home is finished. A few things to plan for:
- Deposits. Builder deposits usually count toward your down payment. Keep records of where the money came from, because the lender will ask.
- Rate holds and timing. The Financial Consumer Agency of Canada says pre-approval rate holds typically last 60 to 130 days, depending on the lender. If possession is further out, we plan for the rate hold to run out and re-check your approval closer to the date.
- Before funding. Lenders usually re-check your income, credit and the appraisal before they advance a mortgage on a new home. Avoid new debt and job changes before possession if you can.
- Warranty. In Alberta, new homes must come with a minimum warranty: 1 year on labour and materials, 2 years on delivery and distribution systems, 5 years on the building envelope and 10 years on major structural components.
GST rebate and 30-year amortization on new homes
According to the Canada Revenue Agency, an eligible first-time buyer purchasing a newly built home as their primary residence can recover up to 100% of the GST paid, to a maximum of $50,000. The rebate is reduced for homes valued between $1 million and $1.5 million. Eligibility rules apply, so confirm with the CRA and your lawyer how GST is shown in your purchase contract.
Since December 15, 2024, insured mortgages for first-time buyers and for buyers of newly built homes can be amortized over up to 30 years. A longer amortization lowers the payment but increases the total interest you pay.
Resale homes and commuting to Calgary
Plenty of Carstairs buyers commute to Calgary, Airdrie or Didsbury. Lenders look at how stable your income is and how it’s documented, not your commute. For resale homes, a home inspection and an early insurance quote help you avoid surprises before funding. Looking at land outside town? Read acreage mortgages in Mountain View County.
