Mortgage Help in Sundre, Alberta

Sundre is a foothills town on the Red Deer River, west of Olds on the Cowboy Trail. Statistics Canada counted 2,672 people and 1,270 private dwellings in the town in the 2021 Census. Sundre purchases often involve things city buyers never think about: flood mapping, wells and septic, wood heat and seasonal or self-employed income. I can help you sort them out by phone or video.

I’m John Antle, Sub Mortgage Broker | Team Lead with Pineapple National Inc., a mortgage brokerage licensed by the Real Estate Council of Alberta (RECA). I live in Olds and work with clients in Sundre entirely by phone and video.

Check the flood map before you firm up

Parts of Sundre sit near the Red Deer River and Bearberry Creek. Alberta’s Upper Red Deer River Flood Study covers 85 km of the Red Deer River and 17 km of Bearberry Creek through Mountain View County, Sundre, Clearwater County and Red Deer County. The province lists it as finalized on September 23, 2024, with flood mapping updated in June 2026 and an addendum published in October 2026.

In 2026, the Town of Sundre amended its land use bylaw to reflect the updated mapping, with four zones: floodway, flood fringe, high-hazard flood fringe and protected flood fringe. New buildings are not permitted in the floodway, and development in the flood fringe must be flood-proofed or built with the lowest floor above the 1-in-100-year flood level.

What this means for your mortgage:

  • Look the property up on the province’s flood maps (linked in the sources below) before you remove conditions.
  • Ask your home insurer early whether overland flood coverage is available and what it costs. Your lender needs proof of insurance before funding, and the premium affects your budget.
  • If you plan to renovate or add on, check with the Town about permits in a mapped flood zone.

Acreages and rural homes around Sundre

Many Sundre-area buyers want land. Lenders and mortgage insurers look at the size of the parcel, the well and septic, outbuildings and year-round access. Mortgage insurers such as Sagen require potable water and year-round access for an insured mortgage. If the home is heated with a wood stove, some insurers ask for a WETT inspection before they’ll quote. Read acreage mortgages in Mountain View County for the full checklist.

Oilfield, forestry, ranch and self-employed income

Sundre’s economy leans on oil and gas services, forestry, agriculture, ranching and tourism, so a lot of local income is seasonal, commission-based or self-employed. Lenders generally want a two-year history for variable or self-employed income and will often average it, using your tax returns and Notices of Assessment. If your income dipped last year, or you recently switched from a wage to contracting, call me before you shop. The right lender choice can make a real difference.

Sundre mortgage FAQs

Can I get a mortgage on a home in a Sundre flood zone?

Often, yes, but it depends on the lender, the exact flood zone and whether you can get suitable home insurance. Check the property on Alberta’s flood maps and talk to your insurer before you remove conditions.

Do lenders accept seasonal or oilfield income?

Many do, with enough history. Lenders usually want two years of income for seasonal, commission or self-employed work, and often average it from your tax returns and Notices of Assessment.

What do lenders need for a Sundre acreage with a well and septic?

Expect questions about water quality and quantity, the septic system, parcel size, outbuildings and year-round access. Mortgage insurers require potable water and year-round access for insured mortgages.

Does a wood stove affect my mortgage?

It can affect your home insurance, which the lender needs before funding. Some insurers ask for a WETT inspection of wood-burning appliances, so check with your insurer early.

Do I have to drive to Olds to meet with you?

No. Everything happens by phone, text, video and secure online upload. Your lawyer handles the signing.
